As of February 2009, there are approximately 60 boat slips for sale in Miami-Dade County, which includes Aventura, Sunny Isles, Bal Habour, Bay Harbor Islands, Miami Beach, Miami, South Beach, North Bay Village, Coral Gables, Coconut Grove, Pinecrest and Palmetto Bay. The large majority of boat docks listed for sale are associated with a marina within a condominium. In almost all cases, the condominium association or homeowners association requires an owner of a dock slip to also be an owner of a condo or town home within the same complex. Note that there are a few marinas in the area, which will rent or sale their dock spaces without any need for buying a condo.

Note that there are several private docks that are not listed for sale, which we have access to.
We are very familiar with the inventory and normally have several listings for boat dock slips, or have access to them. They typically range in size from 50 feet up to over 100 feet. In Miami, Miami Beach and the surrounding areas, there are a limited number of dock slips for sale.
There are several docks for sale ranging from 100 feet to 150 feet associated with large homes or residential land. These docks or boat slips share the same folio number or tax ID number as the property where they are located. Prices start at $600,000 for a dock slip (not attached to a house or land) to $3.7 million for those that come with the house or land.
For dock slips from 50 to under 100 feet, prices range from $100,000 to $500,000. For dock slips under 50 feet, prices range from $50,000 to $300,000 depending on the location and neighborhood.
One of the best values for dock slips in the Miami area is the King Cole Condo located at 900 Bay Drive in the Normandy Isles section of Miami Beach, which is about 1/2 mile west of 71st Street and Collins Avenue or about 5 miles north of South Beach. This condominium has a private marina with 30 dock slips, ranging in size from 50 feet to 85 feet in length. The location is very convenient as it is only a few miles from Haulover Cut (near Bal Harbour at about 103rd Street and Collins Avenue) and is about 6 miles north of Government Cut, the only other ocean access point, which is located between Fisher Island and South Pointe (the southernmost point of South Beach). This is where many of the cruise ships can be seen departing on Saturday and Sunday late afternoon.
